This stunning, renowned architect-designed house offers generous and contemporary accommodation with open-plan living in mind, perfect for families or groups. Key features include a vast living and entertaining area with magnificent floor-to-ceiling glass, separate living room with impressive wood-burner, four spacious bedrooms, four modern bath/shower rooms, private garden (with extensive wrap-around terrace, lawn, luxury outdoor furniture, BBQ, hot tub) and picture-perfect interiors.

The house has a lovely light, bright, spacious feel with multiple sets of glass doors to the patios and garden. Everywhere is extremely contemporary, beautifully designed and immaculately clean.
Downstairs, an entrance hall with stunning glass and oak staircase and glass chandelier leads through to the extremely generous open plan kitchen, dining and family areas which feature beautiful Italian marble flooring and plenty of floor-to-ceiling glass with underfloor heating throughout.
The kitchen is equipped with all mod cons including dishwasher, 3 ovens, microwave, induction hob, coffee machine, wine fridge & boiling and filtered water on tap.
The family area boasts a seating area, large TV and Sonos sound system in this area - great for entertaining and chatting with friends and family while you prepare meals. A utility room contains a further sink, washer dryer and additional freezer for your convenience.
Off the dining area is a generous living room complete with top of the range woodburner and large TV.
The downstairs offers two study areas, one off the living room and the other in the hallway beneath the staircase.
Two bedrooms are situated on the ground floor. One features a king size bed, stunning en-suite with large walk in shower, TV and hotel-style amenities (mini fridge, kettle, coffee machine, etc.).
The other is a double which can be set up with a double bed, single bed, cot or single and cot. Next door is a shower room.
Upstairs are the other two bedrooms. The vast master contains a super king sized bed and a double sofa bed, so can sleep up to 4 guests - perfect for a young family.
The final very spacious bedroom features a king size bed and has an en-suite bathroom.
Both upstairs bedrooms boast stunning uninterrupted views of vast Norfolk skies and farmland.
Outside is a fully secure garden with a good sized lawn, hot tub, BBQ and outdoor table for al fresco dining. There is a large corner sofa and giant parasol on the terrace for lounging in nice weather. There garden gate opens directly onto a public footpath making easy access for walking routes!
The house is perfectly set up for babies and small children with all the equipment (stairgates, cot, changing facilities, highchair etc.) and plenty of toys and games (including a giant paddling pool and water table outside).
The hosts provide a wonderful welcome hamper of local wine, artisanal snacks and some breakfast items to kick-start your stay in style.

The property is situated in an idyllic rural location and boasts beautiful views. The area is wonderfully peaceful, despite being so conveniently located for Norwich (5 miles, 12 mins drive).

The village

The small village of Swardeston features a picturesque wild common, cricket green, duck pond, playground, and offers some wonderful walking opportunities including the Tas Valley Way. Within a 5 minute stroll you are likely to encounter cows, sheep, horses, ducks and geese! Swardeston was the birth place of Edith Cavell, the celebrated nurse famously killed during WW1, and her portrait hangs in the village church on the east stained glass window.

The City - Norwich

The historical city of Norwich is easily accessible (just 12 minutes by car) and there is no shortage of well-priced multi-storey and open air carparks. The city boasts one of the most beautiful cathedrals in the country, with stunning stained glass, booming organ and hushed cloisters, together with a viewing station for the peregrine falcons that nest in the spire! The building is set within the idyllic Cathedral Close, an exclusive walled neighbourhood of grassy squares and historic houses owned by the cathedral, leading down to the river at the bottom (all swans and canal boats!). A fairground helter-skelter has been temporarily installed in the nave, facilitating a close-up view of the 15th-century roof, before returning to ground level with a bump!
Dozens of churches and historic pubs (legend has it that Norwich has 365 pubs - one for each day of the year - along with 52 churches - so you can repent in a different one every Sunday) punctuate the city’s famously vast and low-rise skyline.
The Norwich Lanes are a series of cobbled alleyways and courtyards boasting some of the
finest medieval architecture in the UK. Mainly pedestrianised, the Lanes are home to in excess of 300 independent retailers, cafès, restaurants, pubs and bars, an independent cinema, a community theatre and a host of live music venues too.
Continuing the shopping theme, a visit to Norwich historic open-air market is a must. Traditional fruit and veg stalls nestle alongside gourmet tea and coffee vendors, artisanal bakers, street food from around the globe, vintage clothes, plants, homewares and more.
Elm Hill is a historic cobbled lane not to be missed, packed with Instagram-worthy, wonky Tudor buildings housing tempting teahouses, book and antiques shops.
Originally built in 1899, the Royal Arcade is an Art Nouveau jewell in Norwich's shopping crown, offering a unique shopping experience in yet more independent retailers.
Norwich Castle, a Medieval Royal fortification in the heart of the city, is home to a fascinating museum, art galley and revolving exhibitions.

The County - Norfolk

Visit the fabulous North Norfolk coastline with its pretty coastal villages and glorious beaches, and explore the famous Norfolk Broads. Wroxham, 16 miles away, is known as the capital of the Norfolk Broads, where you will find daily boat hire, river trips, waterside restaurants, cafés and shops.

Norfolk offers a multitude of exciting attractions for a family day out with children of all ages. A few favourites include: Pensthorpe Natural Park (a favourite of the Duchess of Cambridge!), BeWILDerwood treetop adventure park, The Dinosaur Park, Wroxham Barns family attraction (complete with craft shops and boutiques, childrens' farm and funfair), The SeaLife Centre at Great Yarmouth, Thetford Forest (with tree top adventure Go Ape, designated circular walks and cycle trails), Sandringham estate, and several beautiful National Trust properties including Blickling Hall (family home of Anne Boleyn), Felbrigg Hall, Oxburgh Hall and Sheringham Park.
