J1 is a lovely and charming country carriage house that sits on 42 acres with a private pond. The carriage house, is a second floor apt. which offers two rooms with one queen bed in each. Breathtaking views of the entire property can be seen from every window of this well appointed stay. The kitchen, dining area, cozy living space, balcony, and bathroom is perfect stay for your friends or family. We can offer a second location if you have a larger group and want to lodge together. The Lily Pad

The Lily Pad is a comfy one room king bed cottage with a porch overlooking the pond. A private full bath is close but not attached (attached to our home for plumbing purposes, but you have a private entry). The paved path is well lit. The cottage is insulated, heated,air conditioned, has electricity,Wi-Fi, and a smart tv used with your accounts. Fishing pole provided. The cottage is separated from our home by a garage. We leave guests uninterrupted unless they want to interact/need anything.

Town house apartment

Cozy town house apartment located right in the middle of town. Just 10 minutes from the Unadilla Motocross track in New Berlin NY. Approximately 30 minutes from Oneonta NY, Cooperstown NY, The Cooperstown Dream Parks, Hamilton NY, and 20 minutes from Norwich NY. State lands for hunting are also close by. The apartment has a full kitchen, full bathroom, and two bedrooms. One with a queen bed and the other with a twin. Living room sofa also converts into a bed for additional sleeping space

Enjoy nature in style at this fairytale in the forest. This idyllic escape combines whimsical structures, curated gathering spaces and a private wooded hillside surrounded by hiking trails and quaint towns. Disclaimer: This is a rustic cabin. Heating is from a wood-burning stove, there is no AC. The bath house is a separate structure from the cabin, up a hillside with stone steps. Cooking is via charcoal grills, small outdoor kitchenette or fire.
