Accessed via our main hall, the flat has its own private door separating it from our living area below—the perfect base for your stay in Tunbridge Wells. To help you settle in, we provide a light breakfast starter kit (tea, coffee, milk, bread, butter & jam) for your first morning. Gluten-free or plant-based alternatives are available on request—just let us know before arrival.

The house recently featured in Mr Bates v The Post Office, & the roundel was the actors green room.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
